How to Choose a Pressure Washing Company in Tampa Bay: The 7-Question Checklist
Quick Answer: Before hiring any Tampa Bay pressure washing company, ask seven questions: Are you insured (and can I see a COI)? Do you soft wash roofs or pressure wash them? Is your guarantee in writing? Are your before/after photos real and verifiable? Can I read your reviews on the platform they were left on? Is the quote exact and flat-rate? 1. “Are you insured — and can I see the COI?”
Not “yes we’re insured” — ask for the Certificate of Insurance. A real company produces it same-day (we provide COIs to HOAs and property managers routinely). An uninsured washer who slips off your roof or floods your lanai is your liability. This single question filters out most of the cheap quotes.
2. “Do you soft wash roofs, or pressure wash them?”
The most expensive wrong answer in the industry. High pressure strips shingle granules, cracks tile, and voids most manufacturer roof warranties — the full explanation is here. If a company says they’ll “turn the pressure down a little” on your roof, they don’t own soft wash equipment. Keep shopping.
3. “Is your guarantee in writing — where can I read it?”
Everyone says “satisfaction guaranteed.” Ask where it’s written. Ours is public — the 48-Hour Satisfaction Guarantee and every other term — and the same words appear on the estimate and invoice. A guarantee that exists only in a phone call expires when the phone call ends. Same test for paver sealing: ask for the warranty in writing.
4. “Are your before/after photos real?”
Stock photos and AI images are epidemic in this industry. The test: do their before and after show the same property — same windows, same gate, same landscaping? 5. “Can I read your reviews where they were left?”
On-site testimonials are easy to type. Reviews that live on Google and Yelp under real accounts are not. Look for volume, recency, and specifics (services, neighborhoods, names of crew members) — and check the company responds to reviews like humans.
6. “Is the quote exact and flat-rate — or an ‘estimate’ that grows?”

7. “How much do you want up front?”
For standard residential cleaning work, the answer should be nothing — payment when the work is done and you’ve seen it. (Project work like paver sealing legitimately takes a materials deposit; ours is 50% prior to sealing, stated in writing.) A cleaning company that wants full payment before the truck arrives is financing something with your money.
The honest DIY paragraph
Can you rent a pressure washer and do the flatwork yourself? Genuinely, yes — a homeowner with a weekend and a rented machine can clean a driveway acceptably (watch for wand stripes, and read the rust guide first, because rust won’t move). Where DIY goes wrong is roofs (dangerous, warranty-voiding, and the chemistry matters more than the pressure), screens (pressure tears mesh), and anything two stories up. Price the rental, the chemicals, and the Saturday — then compare it to a bundled quote where 2+ services take 10% off everything. Sometimes DIY wins. Usually it’s closer than people expect, in the other direction.
