Soft Wash vs Pressure Wash: The Tampa Bay Homeowner's Guide

Quick Answer: Soft washing uses low pressure (under 100 PSI) plus biodegradable surfactants to kill algae and mildew at the root — lasting 3–5x longer than pressure washing. Pressure washing uses high PSI (1,500–4,000+) for hard surfaces like concrete. For roofs, siding, and pool cages, always use soft wash. Save pressure washing for driveways and sidewalks.

Tampa Bay homeowners ask us this every week: what’s the difference between soft wash and pressure wash, and which one does my house need?

After 15+ years cleaning roofs, siding, driveways, pool cages, and decks across Pinellas, Pasco, and Hillsborough counties, here’s the honest answer with zero technical fluff.

The short version

Soft WashPressure Wash
Water pressureUnder 100 PSI1,500–4,000 PSI
Cleaning methodChemistry (biodegradable solutions)Force (high-pressure water)
Best forRoofs, siding, screens, painted wood, stuccoConcrete, brick paver, driveways
Bad forConcrete driveway alone (too gentle for embedded stains)Roofs (voids warranty), siding (cracks seal), screens (tears)

If you remember nothing else: soft wash for anything painted, stained, or fragile. Pressure wash for concrete and pavers.

What is soft wash, exactly?

Soft wash is a low-pressure cleaning method that uses biodegradable cleaning solutions to kill algae, mold, mildew, and bacteria at the molecular level. The water pressure stays under 100 PSI — about the same as a garden hose with a thumb over it.

The cleaning happens chemically, not mechanically. The solution does the work. The water just rinses.

This is the only method approved by:

  • GAF, Owens Corning, and Eagle Tile (major roof manufacturers)
  • ARMA (Asphalt Roofing Manufacturers Association)
  • RCIA (Roof Cleaning Institute of America)

If a “roof cleaner” tells you they pressure wash roofs, run. Your manufacturer warranty is gone the moment they pull the trigger.

What is pressure washing?

Pressure washing is the opposite: high force, no chemistry. 1,500–4,000 PSI of water blasts dirt, grime, and surface stains off hard materials like concrete and brick.

This works great for:

  • Concrete driveways and sidewalks
  • Brick paver patios
  • Pool decks (concrete)
  • Garage floors
  • Some hardscape

It’s catastrophic for:

  • Asphalt shingle roofs (blasts off protective granules)
  • Tile roofs (cracks tiles)
  • Vinyl/Hardie siding (cracks the seal between panels)
  • Pool cage screens (tears mesh)
  • Painted wood (strips paint)
  • Stucco (erodes the finish)

The Tampa Bay rule by surface

Roofs — ALWAYS soft wash

In Tampa Bay humidity, every roof eventually grows Gloeocapsa magma (the black algae causing those streaks). Tile, shingle, metal — all of them.

Soft wash kills the algae at the root, restores curb appeal, and is required by every roof warranty. Pressure washing a roof in Tampa Bay is a $15,000+ mistake waiting to happen.

House siding — Soft wash

Vinyl, stucco, Hardie board, brick, painted wood — all soft wash. Pressure washing cracks the seal between vinyl siding panels and lets water in behind the wall. Stucco erodes. Painted wood strips.

Soft wash handles algae, mildew, pollen, salt spray, and oxidation gently.

Pool cage / lanai screens — Soft wash

Pool cage screens are aluminum mesh stretched tight. A pressure washer at 1,500+ PSI tears the mesh in seconds. Replacement runs $500–$2,000+.

Soft wash removes lovebug residue, mildew, and algae stains without touching the screen tension.

Wood decks — Soft wash

High pressure splinters wood fibers and lifts the grain. Six months later your deck looks worse than before you cleaned it.

Soft wash uses a wood-safe cleaner that brightens the wood and prepares it for re-staining.

Concrete driveways — Pressure wash

This is where pressure washing shines. A surface-cleaner attachment (the round spinning attachment) on a 3,000+ PSI pressure washer removes oil stains, tire marks, embedded dirt, and surface algae.

The key word is “surface-cleaner” — never use a wand alone. Wand cleaning leaves zebra stripes on concrete.

Brick paver patios and driveways — Pressure wash (carefully)

Brick paver is durable enough for pressure washing, but you have to control pressure to avoid blowing out the joint sand between pavers. After cleaning, joint sand needs to be re-applied and stabilized.

Or just hire it out. Joint sand restoration is included in our paver cleaning + sealing service.

Gutters — Hand + soft wash brighten

Gutter cleaning is mostly hand-debris removal (or vacuum) followed by a downspout flush and a soft wash exterior brightening to remove tiger-stripe stains.

Pressure washing inside a gutter blasts holes in the gutter seams. Don’t do it.

Why Tampa Bay specifically?

Three reasons soft wash matters more here than almost anywhere else in the country:

  1. Humidity — Florida’s humidity creates ideal algae growing conditions year-round. Soft wash kills the algae at the root for 3–5x longer-lasting results.
  2. Salt air — Coastal Pinellas + parts of Tampa accelerate paint, screen, and metal corrosion. Soft wash includes a salt-rinse protocol.
  3. Tile + lanai prevalence — Tampa Bay has more tile roofs and pool cages per capita than most of the US. Both require soft wash exclusively.

Common myths

”More pressure means cleaner”

No. More pressure means more damage. Algae lives in the pores of your roof and siding — chemistry reaches into pores, force just blasts the surface.

”Soft wash is more expensive”

For roofs and siding, soft wash is the standard pricing. There’s no cheaper “pressure wash” option for those surfaces — there’s only “the correct method” or “a way to ruin your house."

"I’ll just rent a pressure washer and do it myself”

For a concrete driveway, that’s fine if you have surface-cleaner attachment. For a roof or siding — please don’t. Most of our service calls in 2026 are repairs from DIY pressure washing gone wrong.

”All cleaning companies do the same thing”

No. Soft wash requires:

  • Specialized low-volume soft wash pump (not a regular pressure washer turned down)
  • Biodegradable solutions properly mixed by pH
  • Proper soft wash training and warranty-safe, manufacturer-approved cleaning methods
  • Plant + pet protection protocols

Most “pressure washing companies” don’t have any of this. Sandbar Soft Wash is fully licensed and insured, with 15+ years of soft washing experience and a 4.9-star rating on Google.

How to choose the right Tampa Bay cleaner

Ask three questions on the phone:

  1. “Are you licensed, insured, and trained in soft washing?” — If they dodge the question, find someone else.
  2. “Do you use soft wash or pressure wash on roofs?” — If they say “pressure wash” or “depends,” find someone else.
  3. “Do you have a written guarantee, and what’s the term?” — A real company offers at least 1 year. We offer 3 years.

TL;DR

  • Soft wash = chemistry + low pressure. For roofs, siding, screens, painted/stained surfaces.
  • Pressure wash = force + high pressure. For concrete and brick paver.
  • In Tampa Bay: humidity + salt + tile/lanai prevalence makes the distinction even more important
  • Most “DIY pressure washing” jobs end up costing more to repair than to hire it out
  • Sandbar Soft Wash is trained and experienced in both soft washing and pressure washing — we pick the right tool for your surface, not the other way around
