Questions

Tampa Bay Soft Wash FAQs

Everything you need to know about soft wash, pressure washing, pricing, our coverage area, and our 48-Hour Satisfaction Guarantee.

Is soft washing safe for my roof?

Yes. Soft washing uses low-pressure water under 100 PSI plus biodegradable solutions rather than high-PSI force, so it will not strip shingle granules, lift shingles, or crack tile the way pressure washing can. It is the only method recommended by most shingle and tile manufacturers and roof-cleaning associations — and it preserves your roof warranty. Backed by our 48-Hour Satisfaction Guarantee.

How often should I clean my roof in Tampa Bay?

Every 18–36 months. Tampa Bay humidity, salt air, and frequent storms accelerate algae growth on shingles and tiles.

Soft wash vs pressure wash — what is the difference?

Pressure washing blasts 1500+ PSI for concrete. Soft wash uses low pressure under 100 PSI plus surfactants for longer-lasting, warranty-safe results on roofs and siding.

How much does roof cleaning cost in Tampa Bay?

Most Tampa Bay homes range from $600 to $1,800 for a professional soft wash. Exact price confirmed with your free 24-hour instant quote — just send your address.

Are you insured?

Yes — fully insured with 15+ years on Tampa Bay roofs and hardscapes. We carry general liability coverage and are Trident Master Certified for paver restoration, hardscape chemistry, and proper sealing techniques.

How fast can I get a quote?

Within 24 hours. Use our instant quote tool — just send your property address, no on-site visit required to get started.

What is your satisfaction guarantee?

Every job is backed by our 48-Hour Satisfaction Guarantee. If anything is not right, we come back and make it right with free touch-ups — no hassle.

Do you offer a maintenance plan?

Yes. Tampa Bay humidity and salt air bring algae back over time, so our Stay-Clean maintenance plan keeps your roof, house, and hardscape on a regular cleaning schedule so growth never gets a foothold. Pricing depends on your home and the services you want — call us for a custom quote tailored to your property.

What is a Trident Master Certification?

It is a top paver-industry credential covering paver restoration, hardscape chemistry, and proper sealing techniques. Sandbar is Trident Master Certified — so your pavers and hardscape are cleaned and protected correctly.

How often should pavers be sealed in Tampa Bay?

Most paver driveways and patios should be cleaned and resealed every 3–5 years in Tampa Bay. UV exposure, rain, and traffic wear the sealer down. We are Trident Master Certified in paver restoration and proper sealing.

How long do soft wash results last?

Results typically stay clean 18–36 months on roofs and 12–24 months on house washes — often longer on sun-exposed roofs and shorter under heavy shade or oak cover. Because soft washing kills the algae at the root instead of just rinsing the surface, regrowth is far slower than after a pressure rinse. Tampa Bay humidity and salt air accelerate regrowth, so we offer maintenance plans, and every roof cleaning is backed by our 48-Hour Satisfaction Guarantee.

Are your cleaning solutions safe for pets, plants, and pools?

Yes. We use professional-grade biodegradable solutions. We rinse plants before and after and follow strict containment around pools.

Is there a travel fee for my city?

No. All cities within our standard 35-mile service area are flat-rate. No mileage, fuel surcharge, or travel fees inside the Tampa Bay coverage zone.

What payment methods do you accept?

Cash, check, and Zelle, due at time of service. Credit and debit cards are accepted with a 3.5% processing fee, and Florida sales tax may apply on select services. No deposit is required for standard residential cleanings; paver sealing projects take 50% prior to sealing with the balance due on completion.

Do I need to water my plants before and after soft wash?

Yes. Pre-service watering by the homeowner is industry standard across all reputable Florida soft wash companies. Water all landscaping the morning of service and within 24 hours after. This protects plants by dilution.

Why is plant watering the homeowner responsibility?

Timing, sprinkler-system knowledge, and plant priorities. The homeowner knows which plants are valuable, fragile, or recently planted. Watering needs to happen the morning of service (not the day before). And every irrigation system is different — the homeowner knows theirs.

How often should I wash my house in Tampa Bay?

Every 12-18 months for vinyl siding. Every 12-24 months for stucco. Every 18-24 months for brick or Hardie board. Tampa Bay humidity grows mold, mildew, and algae on shaded sides faster than almost anywhere in the US.

Is the mold growing on my house dangerous?

Exterior mold (Cladosporium, Aspergillus species) is rarely the same as the "toxic mold" that causes indoor air quality issues. But it damages paint, can spread behind siding seams, and looks terrible. Wash every 12-24 months to keep it under control.

How often should I seal my pavers in Florida?

Most Tampa Bay pavers should be cleaned and resealed every 1–3 years. Florida's intense UV, heat, and heavy rain break sealer down faster than in milder climates, so driveways and pool decks in full sun tend to be on the shorter end of that range. We inspect first and only reseal when the existing coat actually needs it.

Is there a downside to sealing pavers?

The main risks come from sealing pavers incorrectly – over-applying sealer, sealing before the surface is fully clean and dry, or using the wrong product for Florida conditions can trap moisture or leave a hazy finish. As a Trident Master Certified paver specialist, we prep properly and apply the right amount so you get protection without the cloudiness.

Do you have a referral discount?

We do. Refer a neighbor and you both save 15% – they get 15% off their first service and you get 15% off your next one. Just have them mention your name when they request a quote.

Are your service terms in writing?

Yes — every term we work under is written down and public: the 48-Hour Satisfaction Guarantee, the 1-Year Paver Care Plan on sealing projects, payment terms, free reschedules, and our Florida weather policy. The exact same terms appear on every estimate and invoice we send and on our Service Terms page at sandbarsoftwash.com/service-terms. What you read is what you sign.

What happens if it rains on my service day?

Light rain does not stop a soft wash — the low-pressure chemistry does the work, and overcast days are gentler on landscaping. If there is lightning or severe weather, we contact you, reschedule to the next available slot, and you pay nothing for the delay.

Is your paver sealing guaranteed?

Yes. Every Cat 5 Hurricane sealing project includes our written 1-Year Paver Care Plan: if the sealer peels, flakes, or loses joint stabilization within 12 months from normal use, we re-seal the affected areas at no charge. The plan also includes free joint-sand touch-up with ASTM C-144 compliant sand where normal weather or wear causes loss, and a courtesy efflorescence inspection with spot cleaning at the 6-month mark. Full details are on our Service Terms page.

Every promise on this page is written down. The same terms appear on every estimate and invoice we send — read the full Sandbar Service Terms & 48-Hour Guarantee.
