5 Signs Your Roof Needs Cleaning in Tampa Bay (Before It Costs You a Replacement)

Quick Answer: A Tampa Bay roof usually needs a soft wash when you see dark streaks, green or black patches (worst on shaded north slopes), growth in the tile valleys, granules in the gutters, or an HOA notice. These aren’t cosmetic — the black streaks are living algae that shortens roof life, and a soft wash costs a fraction of replacing a roof early.

Florida heat, humidity, and afternoon storms make Tampa Bay one of the hardest places in the country on a roof. The growth starts small and quiet, and by the time most homeowners notice, it’s been feeding for a couple of years. Here are the five signs it’s time — and why catching them early matters.

1. Dark streaks running down the slopes

Those vertical black streaks are the most common sign. They’re not dirt or “just age” — they’re Gloeocapsa magma, a blue-green algae that feeds on the limestone filler in shingles and tile and thrives in our humidity. (Full breakdown in the black-streaks guide.)

Because it’s alive, it spreads — and pressure washing only knocks the top off. It needs a soft wash to kill it at the root.

2. Green or black patches on the shaded, north-facing side

Walk around the house and look at the slope that gets the least sun. North-facing sections, and anything shaded by oak canopy, stay damp longer after rain — and damp is what algae and moss love. If one side of your roof looks years older than the other, that’s why.

3. Growth in the tile valleys or granules in the gutters

  • Tile roofs: look for green or black buildup collecting in the valleys and low points where organic debris sits.
  • Shingle roofs: check your gutters. If you’re seeing a lot of granules (the gritty sand-like material) washing out, the shingle surface is breaking down — and a harsh cleaning would make it worse. This is exactly why we soft wash shingle instead of pressure washing it.

4. It’s been more than 2–3 years

Most Tampa Bay roofs want a soft wash every 2–3 years. Coastal homes near the Gulf and heavily shaded homes grow algae faster and may need it sooner; drier inland roofs can sometimes stretch a little longer. If you can’t remember the last time it was cleaned, it’s almost certainly due. Our Tampa Bay cleaning calendar breaks down timing by season.

5. An HOA letter — or you’re about to sell

Two deadlines force the issue:

  • An HOA curb-appeal notice. Deed-restricted communities cite roof staining, and a soft wash resolves it fast. (See HOA roof-cleaning requirements in Florida.)
  • Listing the house. A clean roof is one of the highest-ROI things you can do before photos — it reads as “well-maintained” and removes a negotiating point for buyers. More in pressure washing before selling.

Why early beats late

The black streaks hold moisture against the roof and feed on the material. Left for years, that shortens the roof’s life and pulls a $25,000–$40,000+ replacement forward. A warranty-safe soft wash — low pressure, biodegradable solution, no blasting — kills the growth and buys years back, for a tiny fraction of replacement.
