Can You Pressure Wash a Tile Roof? Why Soft Washing Is the Only Safe Way in Tampa Bay
Quick Answer: You can put a pressure washer on a tile roof — but you shouldn’t. High pressure cracks tiles, blasts out ridge mortar, drives water under the tiles, and strips the factory coating, and most manufacturers void the warranty over it. The safe method for Tampa Bay’s tile roofs is a low-pressure soft wash (under 500 PSI) that kills the algae with chemistry, not force.
Tile roofs are everywhere in Tampa Bay — barrel tile in Palm Harbor and Tarpon Springs, flat concrete tile across Clearwater and Trinity, clay tile on the older coastal homes. And when those black streaks and green growth show up, the first question we get is almost always the same: can you just pressure wash it off?
Here’s the honest answer from a Trident Master Certified crew that cleans tile roofs every week.
Technically yes. Practically, it’s a mistake.
A pressure washer will absolutely take the algae off a tile roof. It will also do several things you can’t see from the ground:
- Crack and chip the tiles. Barrel and flat tile are brittle. A 3,000+ PSI wand — or just an aggressive tip in the wrong hands — chips edges and hairlines tiles that then let water through months later.
- Blast out the ridge and hip mortar. The mortar sealing your ridge caps isn’t built to take direct high pressure. Once it’s gone, you’ve got an entry point for water.
- Force water under the tiles. Tile roofs shed water; they aren’t watertight on their own — the underlayment does that. High pressure drives water up and under the tiles and onto the underlayment, where it doesn’t belong.
- Strip the factory finish. Concrete tile has a coating that holds its color and sheds growth. Pressure strips it, so the tile fades faster and the algae comes back sooner.
- Void the warranty. This is the big one. Most tile manufacturers specify low-pressure cleaning only. Pressure wash it and you can void the coverage on a roof that costs $25,000–$40,000+ to replace.
That’s a lot of risk to save a little time.
What actually kills roof algae
Those black streaks aren’t dirt. They’re a living organism — Gloeocapsa magma, a hardy blue-green algae that feeds on the limestone filler in roofing and loves Florida’s heat and humidity. (We go deep on it in the black-streaks guide.)
Because it’s alive, pressure doesn’t fix it — it just knocks the top layer off. The roots stay, and it grows back fast. What actually kills it is the right cleaning solution, left to do its job. That’s the whole idea behind soft washing.
How a tile roof should be cleaned: soft wash
A soft wash uses low pressure — under 500 PSI, gentler than a lot of garden-hose nozzles — paired with a biodegradable, plant- and pet-safe solution. The chemistry kills the algae, mold, and mildew at the root; the low pressure just rinses. Nothing gets blasted.
The result:
- No cracked tiles, no blown-out mortar, no water driven under the roof
- The factory finish stays intact
- The warranty stays intact — it’s the method manufacturers and the ARMA approve
- It stays clean 3–5x longer than a pressure-blasted roof, because the algae is killed, not just knocked back

TL;DR
- Can you pressure wash a tile roof? Yes — and it cracks tiles, voids the warranty, and the algae grows right back.
- Should you? No. Tile needs a low-pressure soft wash (under 500 PSI) — the only method manufacturers approve.
- Soft wash kills the algae at the root, so it stays clean 3–5x longer.
