A: Soft washing is a cleaning method that uses low-pressure water (under 500 PSI) combined with specialized, biodegradable cleaning solutions to safely remove algae, mold, mildew, dirt, and organic stains from exterior surfaces. The cleaning solution does the work rather than high pressure, making it safe for delicate surfaces like roofs, siding, stucco, and painted surfaces. Results last 3-5 times longer than pressure washing.
Soft washing uses low pressure and eco-friendly solutions to gently clean surfaces, making it ideal for roofs, siding, and painted areas. Pressure washing relies on high-pressure water to blast away dirt, best for hard surfaces like concrete and brick. Soft washing lasts longer and is safer for delicate surfaces!
A: Soft washing results typically last:
• Roofs: 3-5 years
• House exteriors: 2-3 years
• Fences: 2-3 years
• Decks: 1-2 years (with sealing)
This is significantly longer than pressure washing because soft washing kills organisms (algae, mold, mildew) at the root rather than just blasting them away. Florida's humid climate may require more frequent cleaning than drier climates.

• Rinse plants thoroughly after service

A: For most exterior home surfaces, yes! Soft washing is better for:
• Roofs (pressure washing can damage shingles)
• House siding (pressure washing can force water behind siding)
• Painted surfaces (pressure washing can remove paint)
• Delicate surfaces (pressure washing can cause damage)
• Long-lasting results (soft washing kills organisms at the root)
However, pressure washing is better for:
• Concrete driveways and sidewalks
• Brick pavers (unsealed)
• Stone surfaces
• Heavy oil stains on concrete
We use the appropriate method for each surface to ensure the best, safest results.
A: We use professional-grade, biodegradable cleaning solutions specifically formulated for exterior soft washing. Our solutions contain:
• Sodium hypochlorite (similar to pool shock, not household bleach)
• Surfactants (help solution cling to surfaces)
• Water
These are the same solutions recommended by the Asphalt Roofing Manufacturers Association (ARMA) and major siding manufacturers. They're safe when used properly and are eco-friendly. We do NOT use harmful acids, lye, or caustic chemicals.
A: Soft washing is highly effective at removing organic stains including:
• Algae (including gloeocapsa magma - black roof streaks)
• Mold and mildew
• Lichen
• Dirt and grime
• Pollen
• Spider webs and bug nests
• Most organic discoloration
However, soft washing may not remove:
• Rust stains (requires specialized rust remover)
• Deep-set paint stains
• Permanent water stains on concrete
• Damage to surfaces (missing paint, deteriorated siding)
We'll assess your specific stains during the estimate and set realistic expectations.
A: In Florida's humid climate, we recommend:
• Roofs: Every 2-3 years (or when black streaks appear)
• House exteriors: Every 12-18 months
• Heavily shaded areas: May need annual cleaning
• Full sun areas: May last 2-3 years
